A real estate syndication is when a group of people pool their resources together to invest in a real estate asset together. This allows investors to participate in large scale real estate projects that would otherwise be difficult or impossible to achieve alone.

A real estate syndication consists of a partnership between the general partners (a.k.a. syndicator, sponsor, operator) and limited partners (a.k.a. passive investors).

The general partners handle all aspects of the syndication, which includes finding the property, securing financing, executing the business plan and managing the asset.

Limited partners provide the money to fund the deal. The limited partners’ role is very simple: they invest money in a real estate project that is run and managed by the general partners, and earn a percentage of the project’s profits based on a predetermined and agreed upon rate that is split between the general partners and limited partners.

No, you do not need to be an accredited investor to join our Investor Club or to invest with us. However, certain deals will be open to accredited investors only.

To be an accredited investor, you must meet one of the following two criteria:

  1. Have an annual income of $200,000 (or $300,000 joint income) for the last two years with the expectation of earning the same or higher

OR

  1. Have a net worth over $1 million (not including your primary residence)

The typical minimum investment amount is $50,000, though each syndication is unique. The minimum investment amount ranges from $25,000 to $100,000 for each syndication. Investors may invest as an individual with a checking or savings account, or with an entity such as an LLC, trust, or self-directed IRA/401K account.
